Black RR traveling on the right (and correct) side of the road, heading northbound ... Green Ford Bronco trying to travel on the right (and correct) side of the road, heading southbound, but she can't because of 3 illegally parked cars.
Cars are NOT permitted to be parked in the streets at Roswell Towneship.

This trash can has been sitting in this exact spot for the last six days and is just proof for any potential home-buyer that Roswell Towenship's BOD is actively (or passively) working to destroy its own community.
The BOD should have physically removed this trash can on Friday morning and assessed a fine to the offending resident/homeowner.
Such a shame the BOD is not living up to its moral, ethical, or professional responsibilities.

I've been saying privately for the last 3-4 months that Roswell Towneship's problems (e.g., rampant illegal street parking, exterior lights, trash cans on the streets 7 days a week, signage,
garage doors left open all day, loose trash bags all over, and garages being used for a primary purpose other than parking motor vehicles) is owing to one reason and one reason only -- the HOA BOD and specifically
the President, Tyler Bugbee, command ZERO respect from the homeowners and residents.
Now, here is the proof. Mr. Bugbee asserts there is illegal street parking because the community has only 3 guest parking spots. So he's turning a
blind eye to the problem, not giving a shit about the potential for injuries and how bad it could hurt home prices. But it's not a lack of parking spaces. It's lack
of respect for Tyler Bugbee. He won't tow a car and he won't impose a fine on the people who violate the bylaw, so people do whatever the fuck they want.

This ass-clown casually pulls up in his Ford SUV and just leaves it on the side of Towneship Trail, failing to care that he's not in a valid parking space and totally blocking the northbound traffic on the street.

This video shows a typical Saturday afternoon .... 15+ HOA Violations.
Tons of cars illegally parked in the southbound flow of traffic on Towneship Trail (one truck with its hood wide open suggesting the dirtbag owner is performing maintenance on
his POS pickup), a garbage bin sitting on the street at 5002/5004 Towneship Creek Road (two days after collection), a beach umbrella propped up against the driveway at 3005 Vickery Trace,
garage doors open, and garages being used for a purpose other than parking cars.
All of these things contravene the HOA's bylaws and Tyler Bugbee knows it because I've forwarded him the full text of the specific bylaws and he continues to turn a blind eye.
Why destroy such an otherwise gorgeous community?
Why serve as HOA President if you don't care about it?
Why allow all of these safety hazards?
I happily will pay for Tyler Bugbee to take a safety course where he would come to learn things like open garage doors give burglars all of the privacy they need to break into homes. But I doubt he would take me up

So for the third consecutive week, the City has refused to render service at homes with trash lids open and crap piled sky-high. Not only does this conduct violate a City rule,

When your HOA President acknowledges the existence of rampant illegal parking on the streets of Roswell Towneship and the very real dangers thereof and he does nothing about it ... What conclusions are people naturally going to draw?
My conclusions are that he's very lazy, only serving as President to feel self‑important, loathes hard work, treats his responsibilites as a game,
and does not care who could get hurt or how badly (for example, by oncoming cars at the blind-spot in this photograph).
Maybe our HOA President is confused by the language in the relevant bylaw. To me, it's unambiguous:
"No vehicle may be left upon any portion of the Property except upon a driveway, a designated parking space or within a garage."
(Roswell Towneship Article 8, Section 17).
Generally, I have no issue with Tyler Bugbee or any of the other members of the Roswell Towneship BOD living like animals, pigs, slobs, whatever.
What does bother me, and what makes me feel defrauded and gives me cause to call these people "dishonest," is when they publish and file with the State
rules that prohibit trash bins laying around 7 days a week, loose garbage bags in the streets, cars in fire zones, open garage doors, flea markets, err, garage sales

Roswell Towneship - Illegally Parked Cars on the Streets!
I have been begging and pleading with Tyler Bugbee and Christina Gunn and Kobe Crouch and Mike Dubas for months to get the illegally parked cars off the streets at Roswell Towneship!
I finally have learned why this is happening and it's incredibly alarming. Tyler Bugbee is not removing the dangerously and illegally parked cars from the Roswell Towneship streets
because he personally "loves" seeing residents "celebrate" with "friends and family." These are his words, verbatim.
This admission constitutes a demonstrable breach of Bugbee's fiduciary duty as HOA President and demands the HOA Members immediately begin proceedings to have Bugbee removed.
Bugbee is placing his own interests (deriving happiness from seeing illicit activity) above those of the community. This also should give rise to civil liability against Bugbee, individually,
in the event of any personal injury because it strikes me as "willful malfeasance" (as permissible by Art. 11, Sec. 3). If an HOA President cannot enforce published bylaws because of his
own self-interest, he must resign or be forced out of office.
Christina Gunn says she's only required to "inspect" the property once a quarter.

pickup was scheduled), and open garage doors. So how many cars were towed by the Board? None! Zero! Zilch! The community was a total embarrassment (again) and the Board was nowhere to be found. This community, its

Every inch of the southbound lane of traffic was blocked on Towneship Trail and nothing was done about it. No boots, no tows. Jack-shit was done. Someone blocks traffic on Fisher Island or Williams

This trash can has been sitting in this exact spot for the last six days and is just proof for any potential home-buyer that Roswell Towenship's BOD is actively (or passively) working to destroy its own community.
The BOD should have physically removed this trash can on Friday morning and assessed a fine to the offending resident/homeowner.

I've been saying privately for the last 3-4 months that Roswell Towneship's problems (e.g., rampant illegal street parking, exterior lights, trash cans on the streets 7 days a week, signage,
garage doors left open all day, loose trash bags all over, and garages being used for a primary purpose other than parking motor vehicles) is owing to one reason and one reason only -- the HOA BOD and specifically
the President, Tyler Bugbee, command ZERO respect from the homeowners and residents.
Now, here is the proof. Mr. Bugbee asserts there is illegal street parking because the community has only 3 guest parking spots. So he's turning a
blind eye to the problem, not giving a shit about the potential for injuries and how bad it could hurt home prices. But it's not a lack of parking spaces. It's lack
of respect for Tyler Bugbee. He won't tow a car and he won't impose a fine on the people who violate the bylaw, so people do whatever the fuck they want.

This ass-clown casually pulls up in his Ford SUV and just leaves it on the side of Towneship Trail, failing to care that he's not in a valid parking space and totally blocking the northbound traffic on the street.

This video shows a typical Saturday afternoon .... 15+ HOA Violations.
Tons of cars illegally parked in the southbound flow of traffic on Towneship Trail (one truck with its hood wide open suggesting the dirtbag owner is performing maintenance on
his POS pickup), a garbage bin sitting on the street at 5002/5004 Towneship Creek Road (two days after collection), a beach umbrella propped up against the driveway at 3005 Vickery Trace,
garage doors open, and garages being used for a purpose other than parking cars.
All of these things contravene the HOA's bylaws and Tyler Bugbee knows it because I've forwarded him the full text of the specific bylaws and he continues to turn a blind eye.

Look at these two photos.
Oh, wait, let me first copy‑and‑paste the relevant bylaws from the Roswell Towneship docs:
Article 8, Section 15: "All garbage receptacles shall be stored out of sight at all times except on the days on which trash is removed by the designated garbage-collecting agency."
And ...
Article 8, Section 13. Signs. "No sign of any kind or character shall be erected on any portion of any Lot, or displayed to the public on any portion of any Lot ... "
The first photo shows the same trash bin that I have been forced to look at every single day for the last eight months at 3012 Vickery Trace as I walk to and from my house. Clearly, this violates Art. 8, Sec. 15, but
neither the Roswell Towneship BOD or the property manager Christina Gunn will do anything about it.
The second photo shows the same stupid "Private Residence" sign that I have been forced to look at every single day for the last eight months at 2015 Towneship Trail as I walk to and from my house.

I feel like Roswell Towneship publishes all of these amazing and important bylaws to make the community more attractive (read: expensive) to buyers like me but it's a total con job.
As a buyer, you think to yourself, "Wow, this community really cares. No cars on the streets, no garage doors left open, no signage, no trash receptacles laying around on non‑pickup days, no commercial activity,
no noise, nothing unsightly, and so on." Then you get here and it's a fucking joke because every rule is breached almost daily and the BOD doesn't correct any violations. It just sits back on its ass.
It's so dishonest. So that's how I feel. Be warned.
Look how dangerous this situation is. Cars illegally parked on both sides of Towneship Creek Drive. This violates a city law and an HOA covenant and no one is
ever going to do a thing about it. You would never know that Roswell Towneship is an HOA. It looks and functions like a ghetto. A slum. There actually is a rule
that says you gotta park in a garage or a driveway or in a guest spot. In other words, you can't park on a street. It's a shame our Board doesn't care about anything
in the docs. A shame they could give a rat's rear whether a kid or dog gets struck by a car because of these hazards. I dunno how Tyler Bugbee got installed as HOA President. I
don't know him at all and I have no idea about his reading comprehension or education level but I gotta believe he is literate enough to

This is the residence at 3005 Vickery Trace, as highlighted by the heaping pile of trash out back.
This image was taken at 5:45 pm ET (approximately) on Thursday, January 29, 2026, eight hours after the City collected garbage.
So for the third consecutive week, the City has refused to render service at homes with trash lids open and crap piled sky-high. Not only does this conduct violate a City rule,
but it absolutely contravenes Roswell Towneship Art. VIII, Sec. 2 ("No noxious, offensive, unsightly or unkempt activity shall be conducted on any Lot").
This just proves to me that Kobe Crouch is full of complete shit because when I raised this specific issue with him two months ago, he told me he's allowing it because residents have lots of trash around holiday time.
So it's basically February ... What the fuck is useless Kobe Crouch's excuse now?
Of course, he has none. He's just lazy and is more proof that Roswell Towneship needs to fire Beacon Management and hire a company that's serious about its work.

When your HOA President acknowledges the existence of rampant illegal parking on the streets of Roswell Towneship and the very real dangers thereof and he does nothing about it ... What conclusions are people naturally going to draw?
My conclusions are that he's very lazy, only serving as President to feel self‑important, loathes hard work, treats his responsibilites as a game,
and does not care who could get hurt or how badly (for example, by oncoming cars at the blind-spot in this photograph).
Maybe our HOA President is confused by the language in the relevant bylaw. To me, it's unambiguous:
"No vehicle may be left upon any portion of the Property except upon a driveway, a designated parking space or within a garage."
(Roswell Towneship Article 8, Section 17).
Generally, I have no issue with Tyler Bugbee or any of the other members of the Roswell Towneship BOD living like animals, pigs, slobs, whatever.
What does bother me, and what makes me feel defrauded and gives me cause to call these people "dishonest," is when they publish and file with the State
rules that prohibit trash bins laying around 7 days a week, loose garbage bags in the streets, cars in fire zones, open garage doors, flea markets, err, garage sales
(use of lots for any commercial purpose), and so on, and do nothing when violations occur. And boy do they occur.
This shit is so simple ... If there's a car illegally parked, you tow it ... If there is a trash bin
in the street on a non-collection day, you remove it. Then you fine the offending homeowner. It's that simple.
Some people, like me, take pride in their home and the way they treat people. Tyler Bugbee and the rest of the BOD
should just amend/strike the rules. Then there would be no confusion or disappointment or anger, and people like me, who want to live in a nice community, would just
buy elsewhere. To me, these people are fucking frauds given their apathy toward the gross condition of the community in light of the docs that promise dignity and cleanliness.

Roswell Towneship - Illegally Parked Cars on the Streets!
I have been begging and pleading with Tyler Bugbee and Christina Gunn and Kobe Crouch and Mike Dubas for months to get the illegally parked cars off the streets at Roswell Towneship!
I finally have learned why this is happening and it's incredibly alarming. Tyler Bugbee is not removing the dangerously and illegally parked cars from the Roswell Towneship streets
because he personally "loves" seeing residents "celebrate" with "friends and family." These are his words, verbatim.
This admission constitutes a demonstrable breach of Bugbee's fiduciary duty as HOA President and demands the HOA Members immediately begin proceedings to have Bugbee removed.
Bugbee is placing his own interests (deriving happiness from seeing illicit activity) above those of the community. This also should give rise to civil liability against Bugbee, individually,
in the event of any personal injury because it strikes me as "willful malfeasance" (as permissible by Art. 11, Sec. 3). If an HOA President cannot enforce published bylaws because of his
own self-interest, he must resign or be forced out of office.
Christina Gunn says she's only required to "inspect" the property once a quarter.
GOOD JOB, CHRISTINA! PEOPLE LOVE WHEN YOU COMMIT TO DOING THE ABSOLUTE MINIMUM AMOUNT OF WORK! LAZY, LAZY, LAZY!

The first photo shows a piece of crap Honda sedan illegally parked in front of 1011 Towneship Trail. This is not only a bylaw violation but it's a grave safety hazard.
But please, Tyler, do nothing about it.
Don't tow the car like the docs allow you to. Don't do shit. Sit on your ass while the community burns. Just look the other way.
This home has four valid parking spaces. But as shown in my video from yesterday,
the two garage spaces are being taken up by boxes of crap, which violates another bylaw that requires garages to be used primarily for parking cars.
And, of course, if the crappy white Mercedes-Benz weren't
unnecessarily taking up both driveway spaces, this crappy Honda could park on the driveway. But, again, Tyler, just look the other way.

This trash can has been sitting in this exact spot for the last six days and is just proof for any potential home-buyer that Roswell Towenship's BOD is actively (or passively) working to destroy its own community.
The BOD should have physically removed this trash can on Friday morning and assessed a fine to the offending resident/homeowner.

I've been saying privately for the last 3-4 months that Roswell Towneship's problems (e.g., rampant illegal street parking, exterior lights, trash cans on the streets 7 days a week, signage,
garage doors left open all day, loose trash bags all over, and garages being used for a primary purpose other than parking motor vehicles) is owing to one reason and one reason only -- the HOA BOD and specifically
the President, Tyler Bugbee, command ZERO respect from the homeowners and residents.
Now, here is the proof. Mr. Bugbee asserts there is illegal street parking because the community has only 3 guest parking spots. So he's turning a
blind eye to the problem, not giving a shit about the potential for injuries and how bad it could hurt home prices. But it's not a lack of parking spaces. It's lack
of respect for Tyler Bugbee. He won't tow a car and he won't impose a fine on the people who violate the bylaw, so people do whatever the fuck they want.

This ass-clown casually pulls up in his Ford SUV and just leaves it on the side of Towneship Trail, failing to care that he's not in a valid parking space and totally blocking the northbound traffic on the street.

This video shows a typical Saturday afternoon .... 15+ HOA Violations.
Tons of cars illegally parked in the southbound flow of traffic on Towneship Trail (one truck with its hood wide open suggesting the dirtbag owner is performing maintenance on
his POS pickup), a garbage bin sitting on the street at 5002/5004 Towneship Creek Road (two days after collection), a beach umbrella propped up against the driveway at 3005 Vickery Trace,
garage doors open, and garages being used for a purpose other than parking cars.
All of these things contravene the HOA's bylaws and Tyler Bugbee knows it because I've forwarded him the full text of the specific bylaws and he continues to turn a blind eye.

When your HOA President acknowledges the existence of rampant illegal parking on the streets of Roswell Towneship and the very real dangers thereof and he does nothing about it ... What conclusions are people naturally going to draw?
My conclusions are that he's very lazy, only serving as President to feel self‑important, loathes hard work, treats his responsibilites as a game,
and does not care who could get hurt or how badly (for example, by oncoming cars at the blind-spot in this photograph).
Maybe our HOA President is confused by the language in the relevant bylaw. To me, it's unambiguous:
"No vehicle may be left upon any portion of the Property except upon a driveway, a designated parking space or within a garage."
(Roswell Towneship Article 8, Section 17).
Generally, I have no issue with Tyler Bugbee or any of the other members of the Roswell Towneship BOD living like animals, pigs, slobs, whatever.
What does bother me, and what makes me feel defrauded and gives me cause to call these people "dishonest," is when they publish and file with the State

I have been begging and pleading with Tyler Bugbee and Christina Gunn and Kobe Crouch and Mike Dubas for months to get the illegally parked cars off the streets at Roswell Towneship!
I finally have learned why this is happening and it's incredibly alarming. Tyler Bugbee is not removing the dangerously and illegally parked cars from the Roswell Towneship streets
because he personally "loves" seeing residents "celebrate" with "friends and family." These are his words, verbatim.
This admission constitutes a demonstrable breach of Bugbee's fiduciary duty as HOA President and demands the HOA Members immediately begin proceedings to have Bugbee removed.
Bugbee is placing his own interests (deriving happiness from seeing illicit activity) above those of the community. This also should give rise to civil liability against Bugbee, individually,
in the event of any personal injury because it strikes me as "willful malfeasance" (as permissible by Art. 11, Sec. 3). If an HOA President cannot enforce published bylaws because of his
own self-interest, he must resign or be forced out of office.
Christina Gunn says she's only required to "inspect" the property once a quarter.

This home has four valid parking spaces. But as shown in my video from yesterday,

Christmas Day 2025 - I saw no fewer than 40 rules violations at Roswell Towneship, including more than two dozen illegally (and dangerously) parked cars blocking the flow of traffic, garbage receptacles everywhere (no
pickup was scheduled), and open garage doors. So how many cars were towed by the Board? None! Zero! Zilch! The community was a total embarrassment (again) and the Board was nowhere to be found. This community, its
Board, and its "management" company are a total disgrace. They care about nothing. Forget about the safety of the people. Forget about the appearance of the common areas. These people care about nothing!!
Every inch of the southbound lane of traffic was blocked on Towneship Trail and nothing was done about it. No boots, no tows. Jack-shit was done. Someone blocks traffic on Fisher Island or Williams
Island and they get hanged publicly by their testicles. What about at Roswell Towneship? Nothing! Nothing! Nothing! Pathetic. Pathetic fucking morons in charge at Roswell Towneship just begging for someone to be injured or killed

This trash can has been sitting in this exact spot for the last six days and is just proof for any potential home-buyer that Roswell Towenship's BOD is actively (or passively) working to destroy its own community.

I've been saying privately for the last 3-4 months that Roswell Towneship's problems (e.g., rampant illegal street parking, exterior lights, trash cans on the streets 7 days a week, signage,
garage doors left open all day, loose trash bags all over, and garages being used for a primary purpose other than parking motor vehicles) is owing to one reason and one reason only -- the HOA BOD and specifically
the President, Tyler Bugbee, command ZERO respect from the homeowners and residents.
Now, here is the proof. Mr. Bugbee asserts there is illegal street parking because the community has only 3 guest parking spots. So he's turning a
blind eye to the problem, not giving a shit about the potential for injuries and how bad it could hurt home prices. But it's not a lack of parking spaces. It's lack

So he's turning a blind eye to the problem, not giving a shit about the potential for injuries and how bad it could hurt home prices. But it's not a lack of parking spaces. Reasons 9,184 and 9,185 why I say the Roswell Towneship BOD does not give a crap about anything regarding this community and that the property manager Christina Gunn is a worthless POS.

As a buyer, you think to yourself, "Wow, this community really cares. When your HOA President acknowledges the existence of rampant illegal parking on the streets of Roswell Towneship and the very real dangers thereof and he does nothing about it ... What conclusions are people naturally going to draw?
My conclusions are that he's very lazy, only serving as President to feel self‑important, loathes hard work, treats his responsibilites as a game,
and does not care who could get hurt or how badly (for example, by oncoming cars at the blind-spot in this photograph).
Maybe our HOA President is confused by the language in the relevant bylaw. To me, it's unambiguous:
"No vehicle may be left upon any portion of the Property except upon a driveway, a designated parking space or within a garage."
(Roswell Towneship Article 8, Section 17).
Generally, I have no issue with Tyler Bugbee or any of the other members of the Roswell Towneship BOD living like animals, pigs, slobs, whatever.

I have been begging and pleading with Tyler Bugbee and Christina Gunn and Kobe Crouch and Mike Dubas for months to get the illegally parked cars off the streets at Roswell Towneship!
I finally have learned why this is happening and it's incredibly alarming. Tyler Bugbee is not removing the dangerously and illegally parked cars from the Roswell Towneship streets
because he personally "loves" seeing residents "celebrate" with "friends and family." These are his words, verbatim.
This admission constitutes a demonstrable breach of Bugbee's fiduciary duty as HOA President and demands the HOA Members immediately begin proceedings to have Bugbee removed.
Bugbee is placing his own interests (deriving happiness from seeing illicit activity) above those of the community. This also should give rise to civil liability against Bugbee, individually,
in the event of any personal injury because it strikes me as "willful malfeasance" (as permissible by Art. 11, Sec. 3). If an HOA President cannot enforce published bylaws because of his
own self-interest, he must resign or be forced out of office.
Christina Gunn says she's only required to "inspect" the property once a quarter.

This home has four valid parking spaces. But as shown in my video from yesterday,

When your HOA President acknowledges the existence of rampant illegal parking on the streets of Roswell Towneship and the very real dangers thereof and he does nothing about it ... What conclusions are people naturally going to draw?
My conclusions are that he's very lazy, only serving as President to feel self‑important, loathes hard work, treats his responsibilites as a game, and does not care who could get hurt or how badly (for example, by oncoming cars at the blind-spot in this photograph).
Maybe our HOA President is confused by the language in the relevant bylaw. To me, it's unambiguous: "No vehicle may be left upon any portion of the Property except upon a driveway, a designated parking space or within a garage." (Roswell Towneship Article 8, Section 17).
Generally, I have no issue with Tyler Bugbee or any of the other members of the Roswell Towneship BOD living like animals, pigs, slobs, whatever. What does bother me, and what makes me feel defrauded and gives me cause to call these people "dishonest," is when they publish and file with the State rules that prohibit trash bins laying around 7 days a week, loose garbage bags in the streets, cars in fire zones, open garage doors, flea markets, err, garage sales (use of lots for any commercial purpose), and so on, and do nothing when violations occur. And boy do they occur. This shit is so simple ... If there's a car illegally parked, you tow it ... If there is a trash bin in the street on a non-collection day, you remove it. Then you fine the offending homeowner. It's that simple. Some people, like me, take pride in their home and the way they treat people. Tyler Bugbee and the rest of the BOD should just amend/strike the rules. Then there would be no confusion or disappointment or anger, and people like me, who want to live in a nice community, would just buy elsewhere. I have been begging and pleading with Tyler Bugbee and Christina Gunn and Kobe Crouch and Mike Dubas for months to get the illegally parked cars off the streets at Roswell Towneship!
I finally have learned why this is happening and it's incredibly alarming. Tyler Bugbee is not removing the dangerously and illegally parked cars from the Roswell Towneship streets
because he personally "loves" seeing residents "celebrate" with "friends and family." These are his words, verbatim.
This admission constitutes a demonstrable breach of Bugbee's fiduciary duty as HOA President and demands the HOA Members immediately begin proceedings to have Bugbee removed.
Bugbee is placing his own interests (deriving happiness from seeing illicit activity) above those of the community. This also should give rise to civil liability against Bugbee, individually,
in the event of any personal injury because it strikes me as "willful malfeasance" (as permissible by Art. 11, Sec. 3). If an HOA President cannot enforce published bylaws because of his
own self-interest, he must resign or be forced out of office.

This home has four valid parking spaces. But as shown in my video from yesterday,

To avoid any confusion or disappointment, Kobe Crouch, Christina Gunn, Mike Dubas, and all of the Roswell Towneship Board Members should work toward the immediate filing of an Amendment to Article VIII, Section 17 of the Bylaws (regarding parking) thusly:
"Residents and their guests may park motor vehicles anywhere and everywhere they see fit. The Board shall neither set nor any enforce any restrictions on parking. Motor vehicles may block, occupy, encroach upon, or otherwise obstruct fire lanes, streets, swales, and driveways. Roswell Towneship makes no guarantee or promise as to, and shall not demonstrate any concern for, the safety, well-being, or security of any resident or guest, or for their property, children, or animals."
